What will a new roof actually cost?
Enter your roof area, material, and a few details for an itemized replacement estimate built from current 2026 roofing rates — per square foot and per roofing square.
What drives roof replacement cost
Same-size roofs vary widely. These factors move the number most.
Material
Asphalt shingle is the budget standard; metal, tile, and slate cost two to four times more but last far longer.
Pitch & complexity
Steep, cut-up roofs with valleys and dormers take more labor and material than a simple gable.
Tear-off & layers
Removing old roofing and hauling debris is a separate cost, and multiple existing layers add to it.
Region & access
Labor rates and multi-story access drive a large share of the bill, especially in coastal and Northeast markets.
Roof cost by material (installed, per square foot)
Typical 2026 installed cost ranges, materials and labor combined.

| Architectural asphalt | $4.50–$8 | $9,000–$16,000 | 25–30 yrs |
| Metal (corrugated) | $6–$12 | $12,000–$24,000 | 40–50 yrs |
| Metal (standing seam) | $9–$16 | $18,000–$32,000 | 50+ yrs |
| Cedar shake | $8–$14 | $16,000–$28,000 | 30–40 yrs |

Roof cost questions, answered
How much does a new roof cost in 2026?
A typical asphalt-shingle roof replacement runs about $4.50 to $8 per square foot installed, or roughly $9,000 to $18,000 for an average home. Metal, tile, and slate cost significantly more.
What is a roofing square?
A roofing square equals 100 square feet of roof area. Contractors price and order materials by the square, so a 2,000 sq ft roof is 20 squares.
Does tearing off the old roof add much?
Tear-off and disposal usually add about $1 to $3 per square foot. Roofing over an existing layer is cheaper but not always allowed by code and can shorten the new roof's life.
Why does roof pitch change the price?
Steep roofs are slower and less safe to work on, so labor costs more. Complex roofs with many valleys, dormers, and hips also use more material and time.
How accurate is this estimate?
It is a planning estimate from current installed-cost ranges and cannot see your roof's exact pitch or condition. Get quotes from licensed local roofers before budgeting.
